What a Kitchen Remodel Costs in Atlanta (2026 Guide)
Kitchen remodeling prices in Atlanta vary widely. A paint-and-hardware refresh and a gut renovation with new cabinetry and a reworked layout are very different projects. This guide sets out what Atlanta homeowners actually spend, what drives the price, and how to set a budget before you talk to anyone.
What Atlanta homeowners spend
Two independent data sources give a good picture of the Atlanta market:
- Remodeling magazine's 2025 Cost vs Value report for Atlanta puts a midrange minor kitchen remodel at $28,359, a midrange major remodel at $79,591, and an upscale major remodel at $157,713.
- Block Renovation's analysis of Atlanta kitchen permits (March 2021 to January 2026) shows an average permitted kitchen project of $74,666, against a Georgia average of $66,917 and a national average of $46,623.
In short, most Atlanta kitchens that change cabinetry, countertops and appliances land somewhere between the mid-$30,000s and $80,000. A refresh that keeps the existing layout can come in well below that. A custom kitchen with structural work can go well above it.
Three budget levels, and what each one buys
Refresh: from about $15,000
The layout stays the same. Cabinets are refaced or painted, and countertops, sink, faucet, backsplash, hardware and lighting are replaced. This is the fastest route to a kitchen that looks new, and the 2025 Cost vs Value data shows minor kitchen remodels recover the most of their cost at resale (111.8% in Atlanta).
Full remodel: from about $35,000
New cabinetry, stone countertops, a new sink and faucet, new appliances, lighting and flooring, often with minor layout changes. This is where most Atlanta projects sit. Your final number depends mainly on cabinetry grade, countertop material and appliance selection.
Custom or luxury: from about $65,000
Fully custom cabinetry, premium stone, a professional-style range and hood, and layout reconfiguration. Moving walls, gas lines or plumbing also falls here. Upscale major remodels in Atlanta average well over $100,000, so treat $65,000 as an entry point, not a ceiling.
What actually drives the price
- Cabinetry. Usually the largest line item. Refacing costs a fraction of new semi-custom cabinets, and fully custom costs more again.
- Layout changes. Keeping the sink, range and refrigerator where they are saves money. Moving plumbing, gas or walls adds labor, permits and inspections.
- Countertops. Laminate and butcher block cost the least. Quartz and granite sit in the middle, and marble and premium natural stone cost the most.
- Appliances. A professional-style range and matching hood can cost as much as a basic set of cabinets. Decide on appliances early, because they set cabinet dimensions.
- Site conditions. Older Atlanta homes, especially pre-1970s houses in neighborhoods like Virginia-Highland, Kirkwood and Decatur, can hide outdated wiring or plumbing that has to be brought up to code once walls are opened.
Permits in Atlanta
Kitchen work that changes plumbing, electrical, gas or walls generally needs a building permit from the City of Atlanta or your county (Fulton, DeKalb, Cobb or Gwinnett, depending on where you live). Cosmetic work such as painting or replacing countertops in place usually does not. A licensed contractor pulls the permit and schedules inspections. Make sure permit costs appear in any estimate you receive.
Will you get the money back?
Usually not all of it. In the 2025 Atlanta data, a minor midrange kitchen recovered 111.8% of its cost at resale, a major midrange remodel 52.5%, and an upscale major remodel 36.1%. If you plan to sell within a few years, a well-chosen refresh is the stronger financial move. If you are staying, choose the kitchen you want to live in. The resale figures matter less than how you use the space every day.
How to set your budget
- Decide what stays: layout, cabinet boxes, flooring. Every item you keep lowers the cost.
- Choose appliances and the sink first. They fix the dimensions of everything around them.
- Hold back 10 to 15% for what you find once walls and floors are opened.
- Compare like with like: make sure every estimate covers the same cabinetry grade, countertop material and appliance list.
